The Buying Process - Step By Step

Perhaps this is your first home or it's been a long time between moves. Here is an outline of the sequence of events in the buying process:

  • You decide whether to contract under a Buyer Agency Agreement.
  • You meet with a financial institution to obtain pre-qualification to determine the price range of your potential home purchase.
  • You are guided by the salesperson through conversations and questionnaires to establish the WISH LIST for your DREAM HOME.
  • An initial search is conducted for all available properties that match your search criteria.
  • You begin receiving daily e-mails of all newly listed properties for your personal perusal.
  • Showing appointments are arranged for you.
  • Pre-Offer research is undertaken to determine the Offer strategy, price, deposit, etc.
  • An Offer is written, which includes clauses such as home inspection or financing to protect your best interests.
  • A deposit is secured to be held In-Trust (usually by the Listing Brokerage) pending completion of transaction.
  • A professional Home Inspection is arranged.
  • Conditions on the Offer are fulfilled within the allotted time-frames to create a binding Agreement Of Purchase and Sale.
  • You are provided with a MOVING CHECK LIST to ensure a smooth transition to your DREAM HOME.
  • Your appointed solicitor undertakes a Title Search within the allotted time-frame to ensure all legal aspects of your real estate purchase are in order.
  • You meet with the solicitor a few days prior to closing when you will be presented with a statement of adjustments. The solicitor then arranges for the balance of funds to be paid to the Seller on closing.
  • On closing day, the transfer of property ownership is completed at the registry office.
  • Arrangements are made with the solicitor to pick up the keys.
